Fortius Funds Management & Lend Lease

This development delivers a high quality accommodation in services, efficiency, sustainability and design. The challenge was to insert a large-scale mixed-use building incorporating retail and commercial space seamlessly into the fabric of a city. Bates Smart has created a highly contemporary addition to the city that respects its historic neighbours and provides an active public mid-block link.

Using innovative commercial high rise design principles, the side core and open floor layout maximises the area efficiency and tenant flexibility. The building was awarded a 5-star Green Star (V2) design and built rating, and a NABERS 5-star rating. The combined ratings demonstrate a dedication to minimising environmental impacts, in addition to minimising future energy costs.

The 36 story tower comprising of 28 levels of commercial office, 2 levels of basement car park and 2 levels of MEP. The development includes a striking grand commercial lobby atrium spanning 5 storeys, complimented with a 4 level retail podium.
