Executive Summary

Invited by INVESTATE to submit a design proposal for a mixed use development on a prominent site along Bahrain Financial Harbour.

 

This development has evolved from a previous design of a single-point tower proposed by a different firm; to this concept composed of 3 high-rise towers, with a mid-level hotel block, entirely placed on a large retail and hospitality podium occupying the same site.

 

One method considered, was placing four towers in a tiered configuration granting each tower to see past one other to maximum the number of apartments gaining waterfront views in both directions.

 

Given the site benefits from waterfront views in opposite directions, a solution was ascertained for the residential floor plate typology to incorporate a double loaded linear arrangement.

 

A key project requirement called for connecting the surrounding urban fabric to the waterfront promenade. The solution was found through a series of networked public avenues, with elevated platforms linking each building to the promenade and pier, which will accommodate yachts, and house a public transport jetty.

 

Much like a grand sleek ocean liner sitting in a harbour, the keystone to this development is the centrally located hotel cradled by the three high-rise apartment towers.

 

This development is complimented by lush sub-tropical gardens distributed along each building's edge, giving shade to people using the space. The penthouse's all feature landscaped terraced gardens, creating a mini green oasis with uninterrupted views of Manama city.
